We had a complex problem with the roofing system on our house. Random shingles would tear off in a gusty wind, yet the shingles were in excellent condition (15 yrs old). We had to work with AVA and our original home builder who discovered that the roof underlayment had prematurely rotted away due to presumed negligence by the original general contractor who had left the osb layer unprotected from the rain for nearly 2 months back in 2009. We had a situation with rotted OSB layer on roof SIP panels under a 15 year old shingled roof; affected area was about 1/3 of total roof. Remedy required careful scheduling between AVA and our original timber framers.AVA crew quickly tore off the original shingles & underlayment for the rotted part of the roof, cleaned up then left until needed later. The timber framers removed all rotted panels and 2x10 support beams, re-foamed roof insulation and reinstalled new OSB panels and beams. In the me... Read more
