40-Gallon Mobile Home Water Heater Replacement

Replacement of an existing 40-gallon gas water heater in a mobile home closet with no recirculation pump.

Location: Outdoor Closet

Recirculation Pump: No

Tasks:

Preparation and Shutoff:

1. Shut off gas supply valve

2. Close main water supply

3. Drain existing water heater to empty tank


Removal of Existing Unit:

1. Disconnect gas line from heater

2. Detach cold and hot water supply lines

3. Remove and dispose of old unit per local regulations


New Water Heater Installation:

1. Position new 40-gallon mobile home unit with adequate clearance per code

2. Install new drain pan beneath unit (if space allows)

3. Connect new stainless steel water supply lines (cold and hot)

4. Install 1/4-turn ball valve on cold water inlet

5. Install expansion tank, adjusted to home water pressure (typically 50-60 PSI)

6. Fit new gas shutoff valve on gas line

7. Attach new flexible gas supply line with sediment trap

8. Secure unit with mounting brackets suitable for mobile home

9. Reconnect to existing T&P relief valve exit point

10. Insulate water supply lines for efficiency

11. Install copper bonding wire from water lines to gas line for grounding

12. Cover base/stand with sheet metal for protection


Venting and Combustion:

1. Install venting per manufacturer’s specs (e.g., double-wall or single-wall as required)

2. Secure single-wall vent connections with 3 screws each

3. Verify adequate combustion air supply per code


Testing and Startup:

1. Pressure-test gas and water connections for leaks

2. Fill tank and purge air from lines

3. Test T&P relief valve operation

4. Light pilot, set temperature to 120°F (or per client preference), and confirm burner ignition

5. Validate full operational status


Cleanup and Final Steps:

1. Clear debris from work area

2. Haul away old unit for disposal

3. Conduct final inspection with client walkthrough


Notes:

- Estimate valid for 60 days from issuance

- Includes permit fees (if required)

- Unforeseen issues or additional work will be quoted separately with client approval

- Exclusions: Drywall, paint, stucco, tile, concrete, stone repairs, or existing water damage
