Estimate to replace thermostatic cartridge in master bathroom shower due to system wide mixing ( Tempress ll cartridges have been replaced already and this is step two in resolving issue ).

Scope of work :

- shut off water to home

- drain system down

- remove trim

- remove thermostic cartridge

- clean and inspect valve body

- grease/install new thermostatic cartridge

- turn water on and pressure test for leaks

- test repair for proper operation

* index cartridge if necessary

- re install existing trim

- caulk trim with clear caulking

- clean up work area once job is complete

EBER AND CALEB WORK:Estimate to replace Tempress ll shower cartridges w/ integral check valves in both guest bathrooms due to system wide mixing.


Scope of work :


- shut off water to home

- drain system down

- remove trim

- remove cartridge and integral check valves

- clean and inspect valve body

- grease/install new Tempress ll cartridge and integral check valves

- turn water on and pressure test for leaks

- test repair for proper operation

- re install existing trim

- caulk trim with clear caulking

- clean up work area once job is complete


Estimate to replace by pass tee at kitchen sink due to system wide mixing. Change out hot and cold angle stops, cold side quarter turn stop does not shut off.


Scope of work :


- shut off water to home

- drain system down

- remove existing bypass tee, supply lines, and angle stops

- clean/prep copper stub outs

- install new, quarter turn style angle stops on copper stub outs

- turn water and pressure test for leaks

- purge air/debris from angle stops into bucket

- install new by pass tee and stainless steel braided supply lines

- turn water on and pressure test for leaks

- test repair for proper operation

- clean up work area once job is complete


Estimate to rebuild internals in 2nd floor guest bathrooms due toilet. Parts are failing due to consistent hot water exposure due to system wide mixing.


Scope of work :


- shut water off to toilet

- flush to empty water from tank

- remove tank from bowl and pull parts

- rebuild toilet with new fill valve, flush valve, tank to bowl kit, and supply line

- turn water back onto toilet and pressure test for leaks

- flush toilet multiple times to ensure proper operation

- clean up work area once job is complete

SHOWER CLEANING1st floor guest bathroom shower smells like sulfur for extended period of time after the shower is used. Confirmed that p trap is holding water and drain line is flowing properly.


Scope of work :


- remove shower drain cover

- plug drain

- fill pan with hot water and bleach

- let shower pan soak to kill bacteria in mortar and weep holes

- flush with clean water after soak

- re install existing drain cover

- clean up work area once job is complete

WATER HEATER REPAIR:Scope of work :


- shut off water to home

- drain system down

- cut out section of heavily corroded copper pipe

- clean/prep pipe ends

- rebuild incoming cold side of water heater with new ball valve, flex line, and thermal expansion tank

- pump expansion tank to 78 psi

- turn water back on and pressure test for leaks

- purge air from system

- clean up work area once job is complete

Recessed lights/circuit extensions:

Replace 3 - 4in. recessed lights in kitchen above sink.

Replace 2 - 6in. recessed lights in bathroom.

Install 3 - 4in recessed lights in 3rd floor


1. Cut out three 4in holes in ceiling where recessed lights will be installed.

2. No attic space so we’ll have to cut out drywall patches to drill through studs from existing switch to closest light.

3. Run 14/2 romex from switch box to first light location.

4. Daisy chain from first light to second and third.

5. Make up wiring in recessed light junction box.

6. Connect light trims to junction box and install in ceiling.

7. Install new dimmer and two regular decora switches with a three gang cover.

8. Test all devices to confirm they’re working properly.


Install a Ring camera in front porch (supplied by homeowner)

1. Remove light switch in the entrance of home.

2. Cut out drywall horizontally and drill through studs.

3. Cut out a 4 inch hole in stucco on the porch.

4. Install a 4 inch round junction box in stucco.

5. Run 12/2 romex from switch box to junction box outside.

6. Make up wiring inside switch box.

7. Install ring camera outside on the porch wall by door.

8. Test camera to confirm it’s working properly.


Install a receptacle in the floor under the work desk.

1. Remove nearby outlet & drill down into dead space.

2. Cut out drywall across 2nd floor ceiling to drill through studs.

3. Install a receptacle box in the 3rd floor under work desk.

4. Run 12/2 from old receptacle box to new receptacle box.

5. Make up wiring and install a new receptacle in each location.

6. Test both outlets to confirm they’re working properly.


Install 4 - 4in recessed lights in kitchen.

1. Measure and cut out four 4in holes in kitchen ceiling.

2. Remove existing chandelier in middle of kitchen ceiling over dining table.

3. No attic space so cut out drywall from existing chandelier to recess lights locations.

4. Make up wiring in all four recessed lights junction box.

5. Connect all four trims to junction box and install them into ceiling.

6. Remove old light switch, and install a new dimmer.

7. Test dimmer and light fixtures to confirm everything is working properly.


Install 6 - 4in. Recessed Gimbal lights in the 2nd floor living room slanted ceiling.

1. Remove track light on the slanted ceiling.

2. Cut out 6 - 4in holes in ceiling where recessed lights will be installed.

3. No attic space so we’ll have to cut out ceiling drywall to drill through studs and run wire.

4. Run 14/2 romex from track light location to every new recessed light location.

5. Make up wiring in gimbal light junction box.

6. Connect to wire adapter and set colors selectable and lumens.

7. Install 4 inch canless gimbal trims into cutout.

8. Remove old switch and install new dimmer.

9. Test dimmer & light fixtures to confirm everything is working properly.
