Existing under slab cast iron sewer is severely corroded, back graded, and should be replaced. Replacement of this sewer will require flooring, concrete, and drywall demo to gain access to the entire system. Upstairs bathrooms is not a part of this estimate and original cast-iron material but ties into slab under home.

We will open up flooring downstairs where upstairs bathrooms tie in under slab of home and reconnect at transition at plastic PVC material to cast-iron connection.

Saw cut concrete in plumbing rooms and hallway.

Jackhammer and remove concrete.

Excavate trenching for new sewer piping.

One bathroom down stairs bathroom floor will be open for replacement.

Install all new pvc sewer piping to exterior 4” pvc cleanout.

Drywall or stucco behind toilets, under sinks, and behind tubs will need to be cut to attach to existing venting system.

Plug and fill system to leak check.

Backfill trenching.

We will open up at existing clean out access in front of home and at property line to hydraulically pipe burst high density polyethylene material 50 feet in front of home.

Will install garbage disposal at no additional charge customer provided

Executive Summary

​Conejo Services will perform a comprehensive upgrade to your laundry utilities. This project includes the extension of the gas infrastructure to a new dryer location, the installation of a dedicated 4-inch exterior dryer vent system, and the modification of the existing laundry drainage to ensure proper flow for both the washing machine and the HVAC condensation line.

​Scope of Work

​

Gas Line Extension:

​Install a MegaPress tee onto the existing 1" main gas line for a secure, high-pressure connection.

​Run approximately 15 feet of 1/2" galvanized piping from the 1" mainline to the designated dryer location.

​Install a new gas shut-off valve and a professional-grade dryer flex connector.

​Perform a connection of the dryer to the newly installed gas line.

​

Dryer Venting:

​Drill a precision hole through the exterior stucco to accommodate venting.

​Supply and install a 4" dryer termination cap with an integrated damper to prevent backdrafts.

​Connect the dryer to the new venting system.

​Drainage Modifications:

​Rework the existing laundry drain line to accommodate the new washing machine configuration.

​Integrate the existing condensation line into the new drain setup to ensure unified drainage.

​Any work not explicitly listed in the Scope of Work.

​Repair or replacement of existing appliances.

​Cosmetic finishes beyond the utility installation.

Warranty Information

​1-Year Limited Warranty: Conejo Services provides a warranty covering both parts and labor for a period of one (1) year from the date of installation. This warranty applies specifically to the new gas piping, vent installation, and drain modifications performed by our technicians.

Kitchen drain line: Abandon existing kitchen drain line under slab foundation of home. Replace existing drain line for kitchen in garage that is already exposed with PVC plastic. Install 2” clean out for future accessibility. Trench through garage to create path of new drain line. Trench in front yard up to main Sewerline clean out to make new connection for kitchen drain line.

Laundry drain line: Abandon existing drain line under slab foundation of home. Open drywall behind appliance to replace p trap and stand pipe. Install 2” clean out for future accessibility. Jackhammer around toilet in hallway bathroom to expose main Sewerline. Re route new laundry drain line to existing main Sewerline in hallway bathroom.

We will also expose existing main Sewerline clean out and install bull horn clean outs with proper risers for future sewer boxes.

Conejo will rough patch concrete in garage as well as near toilet.

Conejo 15 year parts/labor warranty.

Anything not listed in this estimate is not included in the price. If more work is necessary a change order will be given.
