When I bought my house several years ago, I had some staining on the ceiling in my master bedroom. My home inspector thought I might need some facet's replaced around the chimney and vent areas. I called a very popular roofer in the area for an estimate and had the worst experience. He left his car running, looked at the roof from the ground, and said "you need a whole new roof", and left.
