Project Description


The owner of a commercial property on North High School Road requested a retail quote to replace its flat roofing. Indy Roof & Restoration coordinated the estimate with the roofing contractor and provided itemized documents for the ownership and bank contacts. Materials were loaded onto both roofs, and a site walkthrough brought the contractor and crew lead together to review the work. The crew expected roughly two weeks of construction depending on weather, while the team coordinated Speedway licensing paperwork and the inspector's requested progress and final inspection scheduling.


The roofing scope called for tear-off down to the existing insulation, replacement of approximately half of that insulation and an additional ISO layer. The new covering was 60-mil TPO with heat-welded seams and flashing at curbs and pipes. Roof-edge work combined reused and replacement metal, with sealant and cleanup included in the contractor’s assignment. The team also asked the building manager and tenants to confirm which roof vents remained in use before making changes to those penetrations.


The final construction phase included gravel stop on two roof edges and removal of leftover roofing material. Indy Roof & Restoration confirmed that work was complete in June 2023.

Targeted Skylight, Pipe-Boot and Entry Flashing Repairs on West Morris Street


Project Description


A commercial trailer-rental office on West Morris Street in Indianapolis needed localized repairs where water was entering through its metal roof. A 2023 inspection identified two skylights and a pipe as leak locations. The property manager forwarded the repair contract for approval, and the work proceeded as a targeted maintenance assignment.


The three repair areas received cleaning, preparation and a mat-and-coating repair system. The specified materials included White Karnak #502 RC-W Elasto Kote coating, White Karna-Flex seam sealer and Karnak 799 Wash-N-Prep cleaner. This scope treated the penetrations. Labor began in September, and the field inspector confirmed all work complete in October 2023.


A separate 2024 visit addressed the office roof and exterior immediately above the entryway. The crew replaced a pipe boot, sealed a hole in the siding and repaired corner flashing on the lower metal roof. The property manager approved this localized repair option. The field inspector confirmed that the crew finished June 17, 2024.


Supplier pickup and crew coordination supported the first repair phase.
