Winthrop Avenue Teak Reroof with Seller-Buyer Coordination and Mixed Decking Repairs

Project Description

A buyer's home inspection identified roof damage while the Winthrop Avenue house in Indianapolis was being sold. The seller, living in Texas, requested an independent roofing inspection before deciding whether to file a claim, and Indy Roof & Restoration subsequently worked with Allstate. Scheduling then involved the seller, new owners and a real-estate contact. The team supplied scheduling and material documentation for the new owner's insurance needs.

The house roof was completed May 6, 2025. Owens Corning Oakridge AR shingles and ProEdge caps in Teak were paired with Tarco LeakBarrier MS300, RhinoRoof UDL and Starter Strip Plus. White drip edge and gutter apron were combined with Royal Brown step-flashing and trim-coil materials. The completed labor scope records 65 linear feet of hip and ridge, nine linear feet of step flashing, 11 linear feet of wall flashing, chimney flashing and 23 squares of steep-slope work.

Production had staged substantial OSB material because the wood near the roof rakes looked deteriorated. The closeout change records five OSB sheets and approximately 130 linear feet of one-by-six decking, with photo review confirming the OSB placement. Existing gutters remained in place, and the new owners' requested shingle upgrade was handled separately from the seller's claim questions.

Allstate released final depreciation, and subsequent correspondence confirmed all claim funds released.

Heather Roof Replacement and Spaced-Decking Preparation on Milhouse Road

Project Description

The Milhouse Road homeowners initially sought options for the main house roof. Inspection identified wind damage on the house, and the insurance discussion progressed to an appraisal with Spartan Claims. A tarp was added at the ridge. After receiving the insurance payment, the homeowners chose a cash roof-replacement agreement for the main home.

The selected roofing package used Malarkey Highlander NEX in Heather with matching RidgeFlex hip-and-ridge caps, Smart Start starter shingles, Arctic Seal ice-and-water protection and synthetic underlayment. The estimate reflected that Malarkey selection before ordering. Black drip edge, gutter apron, step flashing and roof vents completed the specified exterior finish. The roof order also included lead plumbing-stack flashing and flashing around the electrical mast, keeping those penetrations in the construction plan alongside the shingle replacement.

Deck preparation became a central part of the April 28, 2025 installation. With attic access initially unavailable, production had provided material for a possible full re-deck and required a change order if the deck needed replacement; attic photographs were obtained before scheduling. During tear-off, the project manager identified spaced decking and a surface unsuitable for nailing, and requested a 75-sheet OSB change order with material already on site. The completed roofing order covered 81 linear feet of hip-and-ridge work, 27 linear feet of step flashing, 14 linear feet of wall flashing and two small chimney-flashing locations, as well as detachment and resetting of the satellite dish.

After the roof was finished, production obtained a photograph of the leftover materials at the property and submitted the pickup request to the supplier, then handled the homeowners' request for documentation identifying the installed roof. The certificate of completion was sent in May, followed by material documentation specifically identifying Highlander NEX AR in Heather.

These guys are excellent. Extremely professional, reliable, and . communicative. Lavell was my project manager and he was awesome. I had to get him out for quotes several times for a project on a house I was buying (sellers were trying to hide problems and fake fixes but weren't smart enough to get away with it) and Lavell happily kept coming back out and getting me the info I needed each time. When it came time to complete the job, the crew did fantastic work - very thorough and looks great. Th... Read more

IndyRoof & Restoration did a great job from beginning to completion. The field inspector, Mark Sopke, was my initial and ongoing contact through the entire project. Can’t think of anything else he could have done to make the process easier. Highly recommend both Mark and IndyRoof. I even called my insurance agent and told them how good they were.

We hired Indy Roof & Restoration (IR&R) to replace our roof and gutters this summer, and we are very happy with the result! We had taken some storm damage (hail and wind) last winter, and IR&R was able to work with our homeowner's insurance to get the majority of the replacement paid for! We are also very happy that IR&R is a certified installer of Malarkey shingles. Funny name, I know, but these might actually be the best shingles money can buy. We went with Malarkey Legacy shingles, as we want... Read more

Frequently Asked Questions

We have been creating five-star experiences since 2018 and have built a team that takes the stress out of roofing and home restoration. With over 1,500 five-star Google reviews and a consistent A+ BBB rating, our reputation speaks for itself, but what we are most proud of is how we treat people when things go wrong. We are available 24/7, we offer financing for eligible clients, and we assist homeowners through the insurance claims process from start to finish. One of our customers had a roof replacement approved through insurance after other contractors said it could not be done, and that is exactly the kind of advocacy we bring to every job.

Yes, navigating a storm damage claim is one of the things we do best. When hail, wind, or rain damages your roof, we conduct a thorough inspection with photo documentation so you have a clear record of everything that was affected. We assist you through the entire claims process, working directly with your insurance company to make sure all damage is properly reported and covered. Homeowners across Indianapolis, Carmel, Fishers, Noblesville, and the surrounding Indiana communities have relied on us to get approvals that other contractors could not secure.

Yes, and this is one of the things that genuinely sets us apart. Beyond residential roofing, commercial roofing, and gutter installation and repair, we also offer vinyl siding installation, James Hardie siding installation, window replacement, skylight installation, attic insulation, interior and exterior painting, and water and fire restoration services. We even provide mold removal for homes affected by water damage. Whether your home needs one service or a full restoration after a major event, we handle it all under one roof so you are never managing multiple contractors or wondering who is responsible for what.

It starts with a free inspection. We come out, assess the condition of your roof, take photos, and give you an honest recommendation on whether repair or full replacement makes more sense for your situation. If insurance is involved, we help you through that process as well. Once you decide to move forward, we work with you on scheduling, material selection, and financing if needed, and we keep you informed at every stage. Our goal is to make a stressful situation feel manageable, not more complicated.

Yes, community involvement is a core part of who we are, not just a line on a website. We proudly support Fountains of Hope, which works to provide clean drinking water in third-world nations, and Habitat for Humanity, where we provide free roofing for homes being built or renovated for families in need. For us, being a good roofing company means being a good neighbor, and the work we do in the Indianapolis community and beyond is a reflection of the values we bring to every project we take on.
