Roof, Decking and Gutter Replacement After Appraisal and a Home Sale in Indianapolis


Project Description


An Indianapolis, Indiana home needed roof and exterior work while an insurance appraisal and a property sale were underway. The initial insurance scope covered roofing and a portion of the aluminum siding. The appraisal progressed to an umpire, and the property changed owners before the construction arrangements were finalized.


Indy Roof & Restoration coordinated with the buyer and seller as the roof replacement moved forward. The seller was to contribute toward the roof under their buyer-seller agreement, while the buyer signed a retail contract for the completed roofing and gutter scope. This makes the insurance claim history and the buyer’s construction contract distinct parts of the project.


The completed work consisted of the roof, decking and gutters. Tear-off revealed three layers of shingles over a layer of wood shake, adding a substantial removal requirement to the replacement. IKO Cambridge AR laminated shingles were included in the completed roofing scope, along with decking replacement, ice-and-water protection, synthetic underlayment, and step and wall flashing. The gutter work included six-inch gutters and three-by-four-inch downspouts. Siding replacement and exterior painting were discussed separately, but were not part of the completed roof and gutter work.

House Roofing With Soffit and Fascia Work on Arcadia Street


Project Description


Indy Roof & Restoration completed a house roof replacement on Arcadia Street in Indianapolis. The roofing phase used IKO Cambridge AR shingles in Dual Black and included 49 linear feet of hip-and-ridge work. Crews installed six linear feet of step flashing. The roof work also included 20 linear feet of wall flashing. A separate exterior phase installed custom-bent Redwood fascia and replaced Sandstone Beige soffit along the back of the house. Fascia boards were incorporated into that back-side eave work before the roof-edge metals were installed.

We hired Indy Roof & Restoration (IR&R) to replace our roof and gutters this summer, and we are very happy with the result!
