Terry Cooch established TLC Home, LLC in 2008, spending hundreds of hours assisting people in making their homes comfortable and functional. In 2012, Terry earned ASP certification as a stager. TLC Home now solely provides staging services, however, Terry's prior work as a professional organizer has given her the insight to provide practical ideas in her staging consultations, lessening the stress and enabling homeowners to take on the duties required to get their home sold. She enjoys both hands-on occupied and vacant staging, and she never fails to get enthusiastic when her staged property sells on the first day for top dollar and often multiple offers! Terry's team has over 50 years of staging experience and can handle any job, no matter how big or small. Every property has its strengths—and sometimes a location challenge that staging can't change. For this 5,696-square-foot luxury home in Edgewater, the challenge was its position along a busy road.
Having staged this property previously, TLC Home Staging & Design was already familiar with the home's impressive proportions, architectural features, and opportunities to create an exceptional buyer experience.
Our strategy focused on what buyers would discover once they stepped inside.
With nearly 5,700 square feet of living space, the home offered wonderful opportunities to showcase elegant entertaining, comfortable everyday living, and private retreats. Carefully scaled furnishings, sophisticated accessories, and thoughtfully defined spaces helped create a cohesive luxury presentation throughout the home.
The goal wasn't to pretend the busy road didn't exist. It was to make sure buyers could fully appreciate everything the property offered beyond its location.
Staging can't change where a home sits, but it can change what buyers remember most about it.

Two-Story Home | Millersville, Maryland
Nestled in a peaceful rural setting, this older two-story home in Millersville offered a sense of character and charm, along with a staging challenge: dark wood paneling that made the interior feel dated and visually heavy.
Rather than recommending costly renovations or attempting to disguise the home's original features, TLC Home Staging & Design focused on creating balance.
Lighter furnishings, updated styling, and thoughtfully selected accessories helped soften the dark paneling while introducing a fresher, more welcoming atmosphere. The contrast between traditional architectural elements and more contemporary furnishings gave the home a comfortable, updated appearance without sacrificing its character.
The rural surroundings also influenced our approach. Instead of forcing an overly modern look, we aimed for a relaxed, inviting presentation that complemented the home's setting and helped buyers imagine enjoying a quieter lifestyle.
Great staging doesn't have to erase a home's history. It simply helps buyers see how that history can become part of their future.
This project demonstrates how professional staging can make an older home feel more approachable and relevant to today's buyers—even when significant design features remain unchanged.
