Terry Cooch established TLC Home, LLC in 2008, spending hundreds of hours assisting people in making their homes comfortable and functional. In 2012, Terry earned ASP certification as a stager. TLC Home now solely provides staging services, however, Terry's prior work as a professional organizer has given her the insight to provide practical ideas in her staging consultations, lessening the stress and enabling homeowners to take on the duties required to get their home sold. She enjoys both hands-on occupied and vacant staging, and she never fails to get enthusiastic when her staged property sells on the first day for top dollar and often multiple offers! Terry's team has over 50 years of staging experience and can handle any job, no matter how big or small. We staged the front room to create a warm, welcoming first impression for buyers, setting the tone as soon as they entered. Rather than investing in a traditional formal dining room, we redirected the budget to stage the family room, kitchen, and dining area — the true heart of the home where families gather, relax, and connect.

One of the biggest challenges was the waterside living area. Buyers were struggling to understand how to use this smaller space, despite its incredible views. Through thoughtful staging, we clearly demonstrated just how functional and inviting the area could be — helping buyers imagine relaxing, entertaining, and spending their days enjoying the stunning water setting.
This project is a perfect example of how professional staging adds clarity, purpose, and emotional connection, especially in waterfront homes where lifestyle is everything.

TLC Home staged this waterfront condo in Annapolis, where the goal was to create a bright, elegant interior that felt naturally connected to the stunning exterior views. The before-and-after transformation clearly shows how thoughtful staging can elevate a space and strengthen buyer connection.
We coordinated navy and cream furnishings to complement the water views just outside, creating a clean, coastal-inspired palette that felt refined rather than themed. The result was a space that felt calm, sophisticated, and intentional—allowing buyers to focus on both the interior livability and the incredible waterfront setting.
This project is a wonderful example of how color coordination and vacant/occupied staging (depending on use) can visually tie a home’s interior to its surroundings, enhancing both style and emotional appeal.
