Terry Cooch established TLC Home, LLC in 2008, spending hundreds of hours assisting people in making their homes comfortable and functional. In 2012, Terry earned ASP certification as a stager. TLC Home now solely provides staging services, however, Terry's prior work as a professional organizer has given her the insight to provide practical ideas in her staging consultations, lessening the stress and enabling homeowners to take on the duties required to get their home sold. She enjoys both hands-on occupied and vacant staging, and she never fails to get enthusiastic when her staged property sells on the first day for top dollar and often multiple offers! Terry's team has over 50 years of staging experience and can handle any job, no matter how big or small. New Construction Two-Story Home – Edgewater, Maryland
This new construction two-story home in Edgewater was staged by TLC Home Staging & Design to complement the home’s light, open layout while helping buyers emotionally connect with the space from the moment they entered.
The staging focused heavily on the open first floor, creating a welcoming flow between the living areas while maintaining the clean, airy feeling of the new construction design. A key feature was the attractive home office near the entry, which immediately greeted buyers with a sense of purpose and lifestyle flexibility—an important feature for today’s market.
The overall styling embraced a simple, refined color palette, with soft blue accents used as light pops of color throughout the home. These touches added warmth and personality while still allowing the architecture and finishes to remain the focus.
The result was a fresh, calming presentation that enhanced the home’s openness and helped buyers envision comfortable everyday living.

Severna Park Two-Story – Staged for the Move-Up Family Buyer
TLC Home staged this nicely updated two-story home in Severna Park with the move-up family buyer in mind. The home already had solid updates, so our focus was on using the staging budget strategically to highlight the spaces that matter most to today’s families.
We staged the front room to create a warm, welcoming first impression for buyers, setting the tone as soon as they entered. Rather than investing in a traditional formal dining room, we redirected the budget to stage the family room, kitchen, and dining area — the true heart of the home where families gather, relax, and connect.
By prioritizing livability and everyday function, the staging helped buyers immediately understand how the home supports modern family life. This project is a great example of how thoughtful staging choices and smart budget allocation can significantly increase buyer appeal without over-staging unused spaces.
