Terry Cooch established TLC Home, LLC in 2008, spending hundreds of hours assisting people in making their homes comfortable and functional. In 2012, Terry earned ASP certification as a stager. TLC Home now solely provides staging services, however, Terry's prior work as a professional organizer has given her the insight to provide practical ideas in her staging consultations, lessening the stress and enabling homeowners to take on the duties required to get their home sold. She enjoys both hands-on occupied and vacant staging, and she never fails to get enthusiastic when her staged property sells on the first day for top dollar and often multiple offers! Terry's team has over 50 years of staging experience and can handle any job, no matter how big or small. Luxury Waterfront Two-Story Home – Pasadena, Maryland
This 3400 sq ft luxury waterfront two-story home in Pasadena was prepared for market through a combination of staging consultation and partial home staging by TLC Home Staging & Design.
While the property offered spectacular water views from nearly every room, much of the home's interior had become dated over time. The goal was to shift buyers' attention to the home's greatest asset—the waterfront lifestyle—while updating the overall presentation with carefully selected furnishings, accessories, and styling.
Working with the seller's existing furnishings, TLC Home developed a staging plan that blended consultation recommendations with strategic additions, creating a more refined and cohesive look throughout the home. Every design decision was made to complement, rather than compete with, the stunning Chesapeake Bay views.
One of the most enjoyable spaces to create was a small waterfront room, which became an elegant garden room. Rather than forcing a traditional furniture arrangement into the compact space, TLC Home transformed it into a peaceful retreat featuring orchids and botanical styling, allowing buyers to imagine enjoying the panoramic views with a morning coffee or quiet afternoon.
This project demonstrates how thoughtful staging can elevate a dated home by celebrating its most remarkable architectural and lifestyle features.

Rancher – Capitol Heights, Maryland
This updated rancher in Capitol Heights was staged by TLC Home Staging & Design to showcase just how comfortable and livable a smaller home can be.
The sellers had completed thoughtful updates throughout the home, creating a fresh foundation for staging. TLC Home's role was to build on those improvements by selecting furnishings and accessories that highlighted the home's functionality while maintaining an open, spacious feel.
Because of the home's modest footprint, every piece was chosen with intention. Strategic furniture placement demonstrated comfortable everyday living without overwhelming the rooms, helping buyers easily understand how each space could function.
This project is a wonderful example of how great seller updates combined with professional staging can maximize buyer appeal and create a memorable first impression.
