Terry Cooch established TLC Home, LLC in 2008, spending hundreds of hours assisting people in making their homes comfortable and functional. In 2012, Terry earned ASP certification as a stager. TLC Home now solely provides staging services, however, Terry's prior work as a professional organizer has given her the insight to provide practical ideas in her staging consultations, lessening the stress and enabling homeowners to take on the duties required to get their home sold. She enjoys both hands-on occupied and vacant staging, and she never fails to get enthusiastic when her staged property sells on the first day for top dollar and often multiple offers! This large two-story home in Odenton, located in a 55+ community, was staged by TLC Home Staging & Design with a focus on maximizing impact while working within a strict staging budget.
For this vacant staging project, the goal was to create a warm, welcoming environment that would help buyers immediately connect with the home—without overfurnishing or overwhelming the space. TLC Home carefully selected key pieces to define the main living areas and establish a natural flow, ensuring each room felt purposeful and easy to understand.
A special emphasis was placed on creating an attractive entry vignette, setting the tone from the moment buyers walked in. This thoughtful first impression helped establish a sense of comfort and livability that carried throughout the home. This large two-story luxury home in Severn offered beautiful space and scale but was weighed down by the once-popular grey palette that can often feel flat and uninspiring to today’s buyers. TLC Home’s goal was to transform that neutral backdrop into something casual, elegant, and emotionally engaging.
Rather than simply filling rooms, we focused on creating distinct lifestyle moments throughout the home. The sunroom became a standout feature—styled as a private ladies’ getaway, a peaceful personal space where a homeowner could relax, read, or enjoy quiet time surrounded by natural light.
In the living room, we intentionally created a secluded secondary seating area designed as an intimate cocktail conversation space, showing buyers how the large room could comfortably support multiple uses without feeling overwhelming.
Off the primary bedroom, we staged an additional private seating area for two, reinforcing the feeling of retreat and luxury that buyers expect in a home of this caliber.
The result was a refined yet comfortable environment where every area had purpose and personality—demonstrating how thoughtful staging can elevate a neutral home into something luxurious, livable, and memorable.
