Terry Cooch established TLC Home, LLC in 2008, spending hundreds of hours assisting people in making their homes comfortable and functional. In 2012, Terry earned ASP certification as a stager. TLC Home now solely provides staging services, however, Terry's prior work as a professional organizer has given her the insight to provide practical ideas in her staging consultations, lessening the stress and enabling homeowners to take on the duties required to get their home sold. She enjoys both hands-on occupied and vacant staging, and she never fails to get enthusiastic when her staged property sells on the first day for top dollar and often multiple offers! Terry's team has over 50 years of staging experience and can handle any job, no matter how big or small. TLC Home staged this vacant townhouse in Crofton, a community we truly love for its diversity of buyers—from first-time homeowners to growing families to those looking to downsize.
For this property, our strategy was intentional. While Crofton attracts a range of buyers, we chose to design with the first-time buyer in mind, creating a fresh, approachable look that felt modern and livable. Because the home was vacant, staging was essential to define each space clearly and help buyers understand function and flow.
One standout feature of this staging was the addition of a large in-home office positioned centrally within the townhouse. Today’s buyers prioritize work-from-home flexibility, and placing a generously sized office in the heart of the home showcased adaptability, productivity, and everyday practicality. Instead of leaving that space undefined, we made it a selling point.

This split-foyer home in Annapolis gave TLC Home a vibrant starting point. The house featured a bold mix of existing colors—a warm yellow living and dining area, turquoise tile in the adjoining kitchen, and a soft green primary bedroom. Rather than neutralizing everything, we chose to lean into the palette and create cohesion through intentional styling.
Because we staged this home in mid-summer, it felt natural to continue the color story and amplify a fresh, summery vibe throughout. Carefully selected furnishings and accessories connected the yellow, turquoise, and green tones so they felt harmonious instead of disconnected. Texture, balance, and thoughtful layering helped unify the open areas while preserving the home’s personality.
The result was a bright, confident design that felt joyful, seasonal, and completely livable—showing buyers that bold color can feel curated and intentional when staged properly.

One of the most important staging decisions was transforming the second bedroom into a true home office—not just a desk in a corner, but a space where someone could genuinely work a full day. In smaller homes, showing flexibility is key. By clearly defining that room as a productive workspace, we expanded the perceived value of the property for today’s buyers.
