Terry Cooch established TLC Home, LLC in 2008, spending hundreds of hours assisting people in making their homes comfortable and functional. In 2012, Terry earned ASP certification as a stager. TLC Home now solely provides staging services, however, Terry's prior work as a professional organizer has given her the insight to provide practical ideas in her staging consultations, lessening the stress and enabling homeowners to take on the duties required to get their home sold. She enjoys both hands-on occupied and vacant staging, and she never fails to get enthusiastic when her staged property sells on the first day for top dollar and often multiple offers! Terry's team has over 50 years of staging experience and can handle any job, no matter how big or small. TLC Home provided a consultation and occupied staging for this waterfront home in Arnold, helping the sellers transform the property from its former VRBO setup into a warm, stylish, and market-ready residence. With water views as the star, our goal was to enhance the home’s livability and elegance—without relying on the overly “kitchy,” beach-themed accessories often provided in waterfront homes. True luxury, waterfront staging is about sophistication, flow, and highlighting the views, not shells and anchors.
We recommended removing oversized living room furniture that overwhelmed the space and brought in appropriately scaled pieces to create balance, comfort, and conversation-friendly flow. Throughout the home, we added curated TLC Home accessories to soften rooms, unify the color palette, and redirect the focus to the natural beauty outside.
One important challenge was shifting the layout from vacation rental function—with too much seating, too many beds, and furniture optimized for occupancy—into a refined, everyday home that buyers could emotionally connect with. By simplifying, editing, and restyling, TLC Home revealed the property’s true elegance and livability.
Because the sellers were not interested in making updates, staging played an essential role in refreshing the interior and helping buyers see past dated elements. The transformation brought clarity, cohesion, and warmth to every space.
