Terry Cooch established TLC Home, LLC in 2008, spending hundreds of hours assisting people in making their homes comfortable and functional. In 2012, Terry earned ASP certification as a stager. TLC Home now solely provides staging services, however, Terry's prior work as a professional organizer has given her the insight to provide practical ideas in her staging consultations, lessening the stress and enabling homeowners to take on the duties required to get their home sold. She enjoys both hands-on occupied and vacant staging, and she never fails to get enthusiastic when her staged property sells on the first day for top dollar and often multiple offers! Waterview Condominium – Annapolis, Maryland
This waterview condominium in Annapolis, located within a high-end marina community, was staged by TLC Home Staging & Design to align with both the property’s price point and its exceptional setting.
Although the condo itself was smaller in size, its value was driven by the premium location and quality of the water views. The seller’s goal was clear—to create a high-end, elevated look that matched buyer expectations for the community.
TLC Home approached the staging with a focus on refined, scaled furnishings and clean, sophisticated styling that would enhance the space without overwhelming it. Each piece was carefully selected to reflect a higher-end aesthetic while maintaining comfort and flow within the smaller footprint.
A key element of the staging was the porch, which was intentionally styled as an extension of the interior living space. By creating a seamless transition between indoors and out, the staging helped buyers fully experience the lifestyle this property offers—maximizing both usable space and the impact of the waterview.

Renovated Cape Cod – Arnold, Maryland
This beautifully renovated Cape Cod in Arnold was staged by TLC Home Staging & Design to complement a full transformation completed by the investor. The home featured gorgeous, higher-end finishes, offering a more elevated look than typically seen in both the Cape Cod style and the surrounding neighborhood.
Our staging approach focused on bridging that elevated design with approachable livability, ensuring buyers could appreciate the upgraded finishes while still feeling comfortable and connected to the home. Clean-lined furnishings, layered textures, and refined accessories were selected to enhance the quality of the renovation without overwhelming the classic Cape Cod layout.
Each space was styled to highlight the home’s updated features while maintaining a cohesive flow from room to room. The goal was to create a presentation that felt polished, current, and aligned with the level of investment put into the renovation.
