Terry Cooch established TLC Home, LLC in 2008, spending hundreds of hours assisting people in making their homes comfortable and functional. In 2012, Terry earned ASP certification as a stager. TLC Home now solely provides staging services, however, Terry's prior work as a professional organizer has given her the insight to provide practical ideas in her staging consultations, lessening the stress and enabling homeowners to take on the duties required to get their home sold. She enjoys both hands-on occupied and vacant staging, and she never fails to get enthusiastic when her staged property sells on the first day for top dollar and often multiple offers! Terry's team has over 50 years of staging experience and can handle any job, no matter how big or small. This occupied two-story home in Annapolis was enhanced by TLC Home Staging & Design with a targeted, partial staging approach while the sellers remained living in the home.
Because the rest of the home was already furnished, TLC Home focused on staging just the key areas that would have the greatest impact on buyers. The living room was fully staged to establish layout, flow, and scale within the open space, while the dining area was accessorized to create a cohesive connection between the spaces.
This approach allowed the home to feel polished and complete where it matters most, without disrupting the sellers’ daily living. It’s a great example of TLC Home’s flexibility—willing to stage only what’s needed to elevate the overall presentation, rather than taking a one-size-fits-all approach.

Rancher – Annapolis, Maryland
This very small one-story rancher in Annapolis was staged by TLC Home Staging & Design under challenging conditions. The home was in poor condition, making it difficult for buyers to see past first impressions and recognize its potential.
In this case, the Realtor chose to cover the cost of staging, understanding that professional presentation would be key to generating buyer interest. TLC Home approached the project with a budget-conscious staging plan, carefully selecting essential pieces to define each space without over-investing.
The focus was on creating a clean, simple, and welcoming environment, allowing buyers to better understand how the home could function while minimizing distractions from its condition. Even with a limited scope, thoughtful furniture placement and styling helped bring clarity and livability to the space.
This project is a great example of how strategic, budget-friendly staging can make a meaningful difference—even in homes that need significant improvement.
