Welcome To My TLC Home

Terry Cooch established TLC Home, LLC in 2008, spending hundreds of hours assisting people in making their homes comfortable and functional.  In 2012, Terry earned ASP certification as a stager. TLC Home now solely provides staging services, however, Terry's prior work as a professional organizer has given her the insight to provide practical ideas in her staging consultations, lessening the stress and enabling homeowners to take on the duties required to get their home sold. She enjoys both hands-on occupied and vacant staging, and she never fails to get enthusiastic when her staged property sells on the first day for top dollar and often multiple offers! Terry's team has over 50 years of staging experience and can handle any job, no matter how big or small. With TLC home, you will be getting a team with decades of experience, a team that is well connected with the top producing realtors in the area and a team that will provide great communication between the realtors and homeowners throughout the staging process. Thanks for considering TLC home as your go-to staging company! We will not let you down.

Queenstown Two-Story Colonial – Honoring Character While Updating Appeal

Realtor: Kerry Foley, eXp Realty

This two-story colonial in Queenstown sits in one of Maryland’s most beautiful rural settings. The home retained many of its original architectural features—ornate molding surrounding three fireplaces, classic chandeliers, and a wood-paneled sunroom—all adding charm and presence.

While these elements reflect craftsmanship and tradition, today’s buyers don’t always immediately connect with heavily detailed or classic interiors. The key to staging this property was not to erase its character—but to make those features feel intentional, relevant, and cohesive within a refined, updated presentation.

TLC Home layered furnishings and accessories that complemented the architectural details rather than competing with them. Elegant yet simplified styling softened the ornate elements, balanced the rich wood tones, and created flow throughout the home. The wood-paneled sunroom, in particular, was staged to feel warm and inviting rather than dated—highlighting it as a charming retreat instead of a design obstacle.

This project demonstrates how professional home staging can bridge the gap between historic elegance and modern buyer expectations, allowing original features to feel like assets instead of liabilities.

Thank you to Kerry Foley of eXp Realty for the opportunity to stage this beautiful Queenstown colonial.

Crofton Townhouse – Vacant Staging That Solved a Tricky Palette

Realtor: Lisa Werre, Coldwell Banker

This vacant townhouse in Crofton presented a unique staging challenge. The home featured distinct wood-tone floors paired with a beige-leaning paint color—a combination that can be difficult to work with if furniture and accessories aren’t chosen carefully.

TLC Home approached the space with intention, selecting furnishings and accessories that bridged the warm wood tones and neutral walls, creating balance rather than contrast. Thoughtful scale, texture, and color layering helped the rooms feel cohesive, polished, and inviting—proving that even challenging palettes can shine with the right staging strategy.

Because the home was vacant, staging was essential to define each space clearly and help buyers understand layout, flow, and livability. The finished result felt warm, purposeful, and buyer-ready, allowing the home’s features to be appreciated instead of questioned.

This project is a great example of how professional vacant staging adds clarity and confidence, especially when color and finish combinations require a trained design eye.

Thank you to Lisa Werre of Coldwell Banker for the opportunity to stage this Crofton townhouse.

Annapolis Townhouse – Small Space, Big Emotional Impact

Realtor: Hilda Whittington, Long & Foster

This nicely renovated two-bedroom townhouse in Annapolis is a perfect example of why the smaller the home, the more important professional staging becomes. In compact spaces, every room must work harder—showing purpose, livability, and emotional connection for buyers.

TLC Home staged both bedrooms, ensuring buyers could clearly see how each space functions and imagine themselves living comfortably in the home. Thoughtful furniture placement and styling helped maximize perceived space, reinforce flow, and highlight the quality of the recent renovation—protecting the seller’s investment rather than leaving it to buyer imagination.

This long-time Realtor had not previously used a stager, but at the sellers’ request, staging was brought in—and the results spoke for themselves. This project demonstrates how staging isn’t about excess; it’s about clarity, intention, and emotion, especially in smaller homes where buyers need help seeing opportunity instead of limitation.

Thank you to Hilda Whittington of Long & Foster for the opportunity to collaborate on this Annapolis townhouse.

TLC Home proudly serves Annapolis, Arnold, Severna Park, Pasadena, and Edgewater, along with surrounding Maryland communities.

Very tasteful staging that has been praised by both family members and real estate professionals. "Staging' as a 'thing' was not on my radar when I first started getting my house ready for sale, but TLC has added real value. The house looks great!

Terry is very knowledgeable. She helped me create purpose in every room. I enjoyed working with her and would highly recommend her services. I believe her advice helped sell our house quickly (and for top dollar) and will be requesting her services again to help decorate my new home.
