Welcome To My TLC Home

Terry Cooch established TLC Home, LLC in 2008, spending hundreds of hours assisting people in making their homes comfortable and functional.  In 2012, Terry earned ASP certification as a stager. TLC Home now solely provides staging services, however, Terry's prior work as a professional organizer has given her the insight to provide practical ideas in her staging consultations, lessening the stress and enabling homeowners to take on the duties required to get their home sold. She enjoys both hands-on occupied and vacant staging, and she never fails to get enthusiastic when her staged property sells on the first day for top dollar and often multiple offers! Terry's team has over 50 years of staging experience and can handle any job, no matter how big or small. With TLC home, you will be getting a team with decades of experience, a team that is well connected with the top producing realtors in the area and a team that will provide great communication between the realtors and homeowners throughout the staging process. Thanks for considering TLC home as your go-to staging company! We will not let you down.

Annapolis (St. Margaret’s Area) – Modern Luxury with a Natural Edge

Realtor: Mary Ann Zaruba, RE/MAX

TLC Home provided full vacant staging for this elegant two-story luxury home in the St. Margaret’s area of Annapolis, a setting known for its rural surroundings and proximity to the water. While the home was surrounded by nature, the target buyer was an Annapolitan looking for a modern, refined aesthetic — and our staging bridged that balance beautifully.

We leaned into a clean, contemporary vibe while subtly referencing the outdoors. Soft green accents were layered throughout the home to play off the rich cherry cabinetry and echo the surrounding landscape, helping bring the outside in without feeling rustic. This thoughtful color balance created warmth, freshness, and cohesion across the main living spaces.

As part of the project, TLC Home also provided paint color guidance, selecting White Heron just as whites were beginning to emerge over greys. The result was a lighter, brighter backdrop that elevated the home’s finishes and helped modernize the overall feel — a forward-thinking choice that aligned perfectly with buyer trends at the time.

This project is a great example of how vacant staging and color selection work together to define lifestyle, clarify space, and help buyers emotionally connect. Be sure to check out the video to see how the home truly comes to life once staged.

Special thank you to Mary Ann Zaruba of RE/MAX for the opportunity to stage this beautiful Annapolis property.

Pasadena Home – A Thoughtful Blend of Style and Livability

Realtor: Bonnie Wolfe, Coldwell Banker

TLC Home provided a staging consultation and occupied staging for this Pasadena home — a true example of how thoughtful design and collaboration can elevate a lived-in space. The sellers had many beautiful pieces already in place, and our role was to carefully blend TLC Home furniture and accessories with their existing furnishings to create a cohesive, market-ready look.

Rather than overwhelming the home, we focused on editing, refining placement, and layering in just the right elements to improve flow, balance, and visual consistency from room to room. The result felt natural, polished, and inviting — allowing buyers to connect emotionally while still appreciating the home’s authenticity.

This project perfectly illustrates how occupied staging, guided by a professional consultation, can enhance a home’s presentation without removing its personality.

Special thank you to Bonnie Wolfe of Coldwell Banker for the opportunity to collaborate on this Pasadena property.

Odenton Two-Story – The TLC Touch in an Occupied Home

Realtor: Bonnie Wolfe, Coldwell Banker

TLC Home provided a staging consultation and occupied staging for this two-story home in Odenton, focusing on the TLC Touch — thoughtful editing, accessorizing, and selective furniture placement. The sellers had many lovely pieces, so our role was to carefully blend TLC Home accessories and a few well-chosen furniture items with what was already there.

By refining layouts and layering in subtle updates, we improved flow, cohesion, and overall presentation without disrupting the home’s lived-in feel. The result was a polished, welcoming space that felt authentic, intentional, and buyer-ready.

This project is a great example of how occupied staging and accessorizing can elevate a home’s appearance while working respectfully with the seller’s existing furnishings.

Special thank you to Bonnie Wolfe of Coldwell Banker for the opportunity to stage this Odenton property.

Crofton Split-Level – Staging a Comfortable Family Home

Realtor: Aiden Surlis, RE/MAX Leading Edge

TLC Home staged this welcoming split-level family home in Crofton, focusing on comfort, flow, and livability for today’s buyers. Split-level homes can sometimes feel disconnected, so our goal was to clearly define each space and show how the layout supports everyday family life.

Through thoughtful furniture placement, balanced styling, and warm, approachable décor, we helped create a cohesive flow between levels. The result was a home that felt functional, inviting, and easy for buyers to imagine themselves living in — exactly what families look for when searching for their next home.

This project highlights how professional home staging helps buyers understand layout and purpose, especially in family-oriented homes where clarity and comfort matter most.

Chester Waterfront Townhouse – Chesapeake Style for a Boater Community

TLC Home provided full vacant staging for this waterfront townhouse in Chester, a community known for its boating lifestyle and proximity to marinas. Our staging leaned into a relaxed Chesapeake-inspired design, using coastal textures, soft blues, and layered neutrals to reflect the home’s waterfront setting without feeling themed or overdone.

By adding thoughtful furnishings and curated accessories, we helped buyers immediately connect with the lifestyle — easy living, weekends on the water, and a strong sense of place within this vibrant boater community. The result was a home that felt welcoming, purposeful, and in harmony with its surroundings.

This project is a great example of how vacant home staging, when tailored to location and lifestyle, helps buyers emotionally connect and envision themselves living there.

TLC Home proudly serves Chester and surrounding Maryland waterfront communities including Kent Island, Stevensville, Queenstown, and Annapolis.

Terry did an amazing job staging our home. We have a "older" beautiful home on the water that is ready for renovating - something we decided not to do before putting it on the market. Our listing agent recommended Terry. She came in and worked her magic....turning our home into a waterfront oasis, making our listing photos phenomenal. As she was working...I kept saying "I wish we had brought you in here 7 years ago"...so we could have enjoyed it looking this great. She's lovely to work with... Read more
