TLC Home staged both bedrooms, ensuring buyers could clearly see how each space functions and imagine themselves living comfortably in the home. Thoughtful furniture placement and styling helped maximize perceived space, reinforce flow, and highlight the quality of the recent renovation—protecting the seller’s investment rather than leaving it to buyer imagination.

This long-time Realtor had not previously used a stager, but at the sellers’ request, staging was brought in—and the results spoke for themselves. This project demonstrates how staging isn’t about excess; it’s about clarity, intention, and emotion, especially in smaller homes where buyers need help seeing opportunity instead of limitation.

Odenton Split-Level – Consultation + TLC Touch for an Occupied Home

This occupied split-level home in Odenton benefited from TLC Home’s consultation-based staging approach, designed to create clarity, flow, and buyer appeal without requiring a full stage.

During the consultation, we provided the sellers with a detailed, room-by-room list of what to remove, along with paint color selections to help modernize the home and create a more cohesive look. After the sellers completed the recommended updates, TLC Home returned to add the TLC Touch—accessorizing thoughtfully to enhance flow and help buyers emotionally connect with the space.

This layered approach—consultation, paint guidance, and light hands-on styling—is ideal for occupied homes, especially split levels where buyers need help understanding how spaces relate to one another. The result was a home that felt simplified, intentional, and buyer-ready while still reflecting the sellers’ lifestyle.

Hanover New Construction – Reimagining a Model Home with the Same Furnishings

TLC Home was brought in to transfer and reimagine a model home for this beautiful new construction community in Hanover. The challenge—and the opportunity—was to create a completely new look while working primarily with the same furnishings, moving from a 4,600 sq. ft. model to a larger home exceeding 5,000 sq. ft.

Rather than repeating the original design, we thoughtfully reworked layouts and refreshed styling, adding select pieces where needed to properly scale the larger home. The result was a distinct, cohesive presentation that felt intentional and elevated—proving that strategic design can stretch inventory while still delivering a fresh buyer experience.

This project highlights TLC Home’s expertise in model home staging, where flow, scale, and lifestyle storytelling are essential. By adapting furnishings and enhancing the overall design, we helped showcase the full potential of this Baldwin Homes property and maintain excitement across different models within the same community.

Annapolis 55+ One-Story – Creating Easy Living Through Vacant Staging

This one-story home in a 55+ community in Annapolis had been previously listed For Sale By Owner with dated furnishings that made it difficult for buyers to see the home’s true potential. To reset the presentation, the sellers removed the old furniture and made the property vacant specifically for TLC Home’s staging.

Our goal was to highlight open space, simplicity, and easy living—key priorities for the 55+ buyer. Through thoughtful furniture placement and light, welcoming styling, we helped buyers clearly understand how comfortably and efficiently the home could live. Vacant staging allowed the layout to shine and emphasized flow, accessibility, and everyday comfort.

This project is a strong example of how professional staging can reposition a previously overlooked home, helping buyers move past dated impressions and focus on lifestyle, livability, and value.

The before-and-after transformation highlights how staging brings clarity, balance, and livability to an open layout that might otherwise feel overwhelming.
