Terry Cooch established TLC Home, LLC in 2008, spending hundreds of hours assisting people in making their homes comfortable and functional. In 2012, Terry earned ASP certification as a stager. TLC Home now solely provides staging services, however, Terry's prior work as a professional organizer has given her the insight to provide practical ideas in her staging consultations, lessening the stress and enabling homeowners to take on the duties required to get their home sold. She enjoys both hands-on occupied and vacant staging, and she never fails to get enthusiastic when her staged property sells on the first day for top dollar and often multiple offers! Terry's team has over 50 years of staging experience and can handle any job, no matter how big or small. TLC Home staged this waterfront condo in Annapolis, where the goal was to create a bright, elegant interior that felt naturally connected to the stunning exterior views. The before-and-after transformation clearly shows how thoughtful staging can elevate a space and strengthen buyer connection.
We coordinated navy and cream furnishings to complement the water views just outside, creating a clean, coastal-inspired palette that felt refined rather than themed. The result was a space that felt calm, sophisticated, and intentional—allowing buyers to focus on both the interior livability and the incredible waterfront setting.
This project is a wonderful example of how color coordination and vacant/occupied staging (depending on use) can visually tie a home’s interior to its surroundings, enhancing both style and emotional appeal.

TLC Home staged this small one-bedroom condo in Annapolis with a focused, budget-conscious approach. In compact homes, it doesn’t take much to make a big impact — and in this case, just the right amount of staging was all that was needed to help buyers connect.
By working carefully within the budget, we used scaled furnishings and simple styling to define the living space, highlight functionality, and improve overall flow. The result was a clean, inviting presentation that helped buyers clearly understand how the space could be lived in comfortably.
This project is a great example of how thoughtful staging doesn’t have to be expensive to be effective. Strategic choices and professional guidance can go a long way, especially in smaller homes where clarity and livability matter most.
