Terry Cooch established TLC Home, LLC in 2008, spending hundreds of hours assisting people in making their homes comfortable and functional. In 2012, Terry earned ASP certification as a stager. TLC Home now solely provides staging services, however, Terry's prior work as a professional organizer has given her the insight to provide practical ideas in her staging consultations, lessening the stress and enabling homeowners to take on the duties required to get their home sold. She enjoys both hands-on occupied and vacant staging, and she never fails to get enthusiastic when her staged property sells on the first day for top dollar and often multiple offers! Terry's team has over 50 years of staging experience and can handle any job, no matter how big or small. Glen Burnie Rancher – Jewel Box Staging to Protect a Renovation Investment
This small, fully renovated ranch-style home in Glen Burnie was updated by an investor, making professional staging especially important to protect and elevate the renovation investment. In flipped homes—particularly smaller ones—staging ensures buyers immediately understand value rather than focusing on square footage alone.
With gray flooring and gray walls already in place, TLC Home intentionally continued the existing palette, using a jewel box design approach that makes compact spaces feel cohesive, elevated, and visually larger. By leaning into the renovation choices instead of competing with them, the home felt polished and intentional from the moment buyers walked in.
To add warmth and excitement, we introduced carefully placed pops of yellow and soft gold, bringing energy and personality without overwhelming the space. These accents helped guide the eye and added emotional appeal—key to standing out in a competitive market.
We also staged a small, flexible area as a home office, clearly showing how every square foot could be used. Demonstrating function in smaller homes is critical, especially when showcasing a renovated property where buyers expect thoughtful design and livability.

One of our favorite features to stage was the small porch. Rather than leaving it empty or overlooked, we intentionally styled it to show charm and usefulness—helping buyers see it as an extension of the living space and a place to relax, unwind, or enjoy fresh air. Highlighting these bonus areas adds perceived value and strengthens emotional connection, especially in smaller homes.

This two-bedroom condo in a townhouse community in Crofton was the smallest home in its section, making professional staging especially important. In compact homes, buyers must quickly understand how every space works—and feel warmth and possibility the moment they walk in.
TLC Home focused on creating multi-use opportunities, particularly in the living room, where thoughtful furniture placement showed how the space could comfortably support everyday living without feeling crowded. The second bedroom was fully staged, helping buyers clearly see its purpose rather than dismissing it as “extra” or undefined.
Our styling emphasized warmth, coziness, and livability, proving that small spaces can still feel welcoming and intentional. Soft layers, appropriate scale, and clear function helped buyers emotionally connect—an essential factor when square footage is limited.

Odenton 55+ Community – Showing the Value of Space in One of the Largest Homes

This 55+ home in Odenton was one of the largest homes in the community, making it especially important to help buyers understand why having the additional space truly mattered. The sellers had already moved out, leaving a combination of vacant rooms and some existing furniture, which can easily feel disconnected without a clear plan.
TLC Home began with a staging consultation, advising what to remove, what to keep, and how to best present the home’s generous layout. Our focus was on restoring flow and purpose, ensuring buyers could see the benefit of each area—rather than feeling overwhelmed by size.
A key highlight of this home was the large lower level, which we helped position as a fun, club-style basement—perfect for visiting family, entertaining grandchildren, or hosting casual gatherings. Showing this lifestyle opportunity was essential in helping buyers appreciate why choosing one of the larger homes in the community could be a true advantage.
This project is a great example of how consultation-based staging helps buyers connect the dots, especially in semi-furnished homes. When space is clearly defined and thoughtfully presented, size becomes a selling point—not a question mark.
